The reception staff were very helpful and friendly and the location is excellent. However, this is definitely closer to a two-star than a three-star hotel. My small and shabby but clean bedroom was reached by means of a lift to the second floor, followed by walking in and out and roundabout along a series of corridors and up and down more steps. There is a nicely appointed restaurant overlooking Princes Street and Gardens. However, I was put off dining there by my experience of breakfast, which was one of the worst I'd ever encountered. The scrambled eggs were grey, flat and solid - quite disgusting and inedible. Satisfactory for one night but I would not recommend it for any longer.
